Founded in 1992, after 33 years of steady development, Country Garden Service has always adhered to the service concept of “urgent owners' needs, think what the owner wants” and “everything is centered”, and has completed the three major certifications of the British Standards Institute (BSI) quality management system ISO, environmental management system ISO, and occupational health and safety system with solid business and lean management, and has established a complete and lean property management and service system. Relying on a strong offline service system, integrating community commercial resources, and striving to preserve and add value around owners' real estate property value preservation and full value addition Lifecycle services. Our main business includes: (i) property management services, (ii) community value-added services, (iii) value-added services for non-owners, (iv) water supply, electricity, heating and property management (“three for one industry”) business, (v) urban services, and (vi) commercial operation services, which form the comprehensive services we provide to our customers and cover the entire property management value chain. As of December 31, 2024, excluding the “three supplies one industry” business, our toll management area was approximately 1036.9 million square meters. Furthermore, the fee management area for property services in the “three for one industry” business is approximately 90.3 million square meters. We manage a total of 7,895 properties spread across 31 provinces, municipalities directly under the Central Government, autonomous regions, Hong Kong Special Administrative Region and overseas, focusing on the five major economically developed urban agglomerations including the Pearl River Delta, Yangtze River Delta, the middle reaches of the Yangtze River, Beijing-Tianjin-Hebei, and Cheng-Chongqing. Among them, the fee management area for projects located in Tier 1 and 2 cities accounts for about 40.7%. Property management services - We provide owners, residents and property developers with a range of property management services, including security, cleaning, greening, gardening and maintenance services. All along, Country Garden Services has continuously optimized its management portfolio and enriched the management business format. Currently, the property management portfolio covers residential, commercial properties, office buildings, industrial parks, multi-purpose complexes, government buildings, hospitals, schools and other public facilities, such as airport terminals, highway service stations, cultural tourism attractions, etc. Community value-added services - We strive to become a “full-cycle community life service integrated operator”. Starting from the two major needs of asset preservation and the lives of owners, we provide owners with a full range of community living services around the family growth cycle, real estate value cycle, and mature community development cycle, so that owners can experience the beauty of property services. Community value-added services have developed into a new engine for the Group's continued healthy growth. Based on community and property service scenarios, we continue to build a community value-added service business that satisfies customers and has the ability to differentiate and market. Our value-added community services have formed five major businesses: (i) home delivery services; (ii) community media services; (iii) local lifestyle services; (iv) real estate brokerage services; and (v) park space services. “Three supplies and one industry” business - We established a joint venture in 2018 and began entering the field of separation and handover reform of property management and heating in the “three supplies one industry”. Since our establishment, we have continued to promote deep integration with our partners, and have achieved phased results in business management, market expansion, quality management, intelligent construction, and community value-added services. Together, we are promoting the gradual expansion of our business scope to integrated logistics services for state-owned enterprises, such as office properties, petroleum and petrochemical companies' factories, industrial parks, oil and gas plant stations, and enterprise employee cafeterias. We will make full use of the successful experience of this benchmark project, continue to deeply cultivate the “three for one industry” field, establish new operating mechanisms, and explore new management models. Urban Services - The Group focuses on core tracks such as intelligent operation and maintenance of the urban (ecological) environment, solid waste disposal and resource utilization, environmental management, green technology and equipment manufacturing and leasing, industrial park services, high-speed transportation and hub property operation and maintenance, etc., to provide comprehensive environmental management solutions covering environmental design, construction transformation, and smart operation for urban development, industrial upgrading, and residents' livability. Commercial operation services - The Group provides full-chain services such as business planning consulting, investment, operation and planning services for shopping malls, community businesses, office buildings, etc., mainly including (i) commercial management for rental developers or owners' own properties; (ii) providing property market research and positioning services during the investment phase of property developers; (iii) providing market research and positioning services to property developers or owners during the preparation phase of property opening; and (iv) providing market research and positioning, business planning consulting, tenant recruitment and preparation services to property owners or tenants during the property operation phase; and (iv) providing tenants or tenants during the property operation phase Account recruitment, Operation and management services.
